A certified valuer will give an independent valuation and are most often used by banks or other lending authorities when negotiating finance.
The certified valuer will use a number of different means to come to their conclusions about the value of your intended property. And the value they put on it will often be considerably less than the ‘market value’ which is the price a buyer would reasonably pay for the property
As opposed to a certified valuer's appraisal, a real estate appraisal given by an real estate agent is not usually ‘accredited’, it is a ‘market value’ appraisal based solely on what has sold in your area recently together with their professional knowledge of the current market and their opinion based on a physical inspection of your property.
Be aware that your bank will not accept this kind of valuation and it should not be relied upon as an indication of what a bank will agree to lend you. Your bank should you engage one, will seek an independent and accredited appraiser.

- Responsibility: estate agents are often dealing with a person’s main asset or their life savings. They need to take your case seriously and this means putting time into it
- Empathy: they own real estate themselves so they understand the emotional weight of both buying and selling
- Accountability: your agent should be willing to be rated on service.
The best free appraisal will be one given by a trusted local real estate agent.
However, seeking three or more appraisals from different agencies is a good idea. If you are thinking about triggering a free online report, remember this is good for very general research, but it is not recommended as the last word on the value of your property.
